Joseph Ed Miles

I am passionate about using my skills and expertise to solve problems and help people from all backgrounds. In 1985 after an injury ending my MLB career, I focused my drive and passion into finance and never looked back. From becoming a loan officer and starting (and selling) my own mortgage company, to Investing and becoming a Master General Contractor - I have seen and been through “it all”. My goal is now to use my decades of hands on experience to help people solve problems with the best possible outcomes.

THE HIGHLIGHTS

  • From 1985 through 2003 Miles was  involved either as owner of the company or Loan officer of almost  20,000 Loan transactions totaling over 6 billion Dollars ($6,000,000,000) in Loan amounts.  Miles largest transaction for an individual was 11 million Dollars ($11,000,000) and for a company or LLC it was 13 million ($13,000,000). For its own development for the 210 acres Miles was involved in, a $100,000,000 municipal note-Bond.  The funding did not close due to negligence of the Municipality in 2012 through 2014.

  • Workouts for individuals with creditors from small accounts to multi-million and more complicated transactions.

  • Started a new Bank in St Charles. STC Capital bank, 2006 one of 11 founders and organizers. Knowledgeable on inner workings of Banks.

  • Consulted with $300 million bank needing workout in 2008 – 2010 Joint Consulting effort. Worked closely with Hedge Fund in New York City and an influential Billionaire in Maryland to take over the Bank. FDIC denied the plan and closed down the Bank.

  • Started 7 partnerships with Banks from 1996 through 2003 for Mortgage Subsidiaries. Jointly owned 50% Miles and  50% Bank.

  • Negotiated and sold my mortgage company to a Wintrust Bank subsidiary in 2003. Sold all Bank partnerships in 2001-2003.

  • Was a private Lender from 1994 to 2008, with over $20,000,000 loaned out through 2 wholly owned LLCS. Used 40% of personal capital, funded other 60% with commercial Bank LOC.

  • Extremely knowledgeable in workouts due to workouts of my own loans in the 2008 crisis. Spent 2009-2019 going through personal workouts of over $40,000,000 in personal, corporate and LLC debts.

  • Extensive knowledge of both sides of the equation, the (Creditor) Lender viewpoint and Debtor (Borrower) viewpoint.

  • Knowledgeable of  the details of Foreclosure, Bankruptcy, Tax implications and eviction procedures and processes including pros and cons.

  • 15 years  working with Zoning and Administrative property issues  with local village or city building and compliance departments,  Permitting issues, architectural issues.

  • Knowledgeable regarding demolitions, environmental issues, plumbing, electrical, hvac, carpentry, reading blueprints, estimating, dealing with inspectors, structural issues, 

  • Knowledge of Redevelopment agreements, TIFFS, commercial and Industrial financing, opportunity zones, and other incentives.

  • 1840 Ridgewood Lane East Glenview IL :  Purchased land and home ,1997 tore down home 1999. New  $1,250,000 new build  2001, completed 2002. sold 2017. Miles JV with local builder.

  • 1280 Dolphin Bay Way,  Unit 503 Siesta Key FL. Purchased 1998, updated by Miles. Sold 2002

Purchased 2008,  $12 Million. $5 million in improvements,  new façade, new lobby, new windows floors 16, 17,18,19.Build out storage area in lower level. Miles President of 318 West Adams Condo Association 2008- 2013   Sold back to Lender 2014.

  • 1923 South Halsted,  Chicago, IL    2011 to 2014    Pilsen area Cleaned up  and sold in 2014.

  • 2614 Patriot Boulevard (The Glen) Glenview IL. 2006 to 2013    Purchased in 2006  sold half  of space to  Oral surgeon in 2007. Took remaining 3000 square feet, did high end buildout, sold to North Shore Physician group 2013.

  • 5255 and 5265 West Grand Ave. Chicago. Auto Body and Mechanic shop sold 2016.

Industrial, Commercial Development Land (Redevelopment agreements with city)

  • Purchased 2007 Old Dixie Square mall  in 2007. Main Street Capital Inc. Negotiated and obtained a Redevelopment agreement of  180 -210 acres through MG Development South LLC. Owned by  Irrevocable Family Trusts and partner. Miles Lead Consultant. All companies are Illinois formed.

Commercial rehab but not owned.

  • 1245 Waukegan Road,  Unit 200, and 201  Glenview Illinois 60025. 5000 square foot buildout 2014.

  • 37 south prospect  REMAX offices  $150k office demo and buildout  2020.

  • 41 South prospect  Park Ridge, 1100 square foot office rehab for National Non for Profit.
