Begin by assessing your finances to determine your budget.
Next, you will want to work on getting Preapproved or Prequalified for a Loan. This not only helps you understand your borrowing capacity, but also allows you to be ready to move forward when you find the right home. Additionally, many sellers are now requiring this step before showing their home to a potential buyer.

Create a list of your must-haves and nice-to-haves in a home.
Understanding your home criteria and your buying timeline is key in working efficiently together and making sure all your needs are met.
Consider important factors like location, size, layout, and special features. Research neighborhoods and areas that match your criteria (another way your PowerPro agent can help!).
Attend Showings and Open Houses
Time to look at homes! We will set you up with a personalized search to look at houses that fit your budget and criteria. As your agent, we will coordinate showings, provide listing details, and utilize our market expertise to help find the right fit for you.
Writing an offer to “win”
Once we find the right place, it is time to write an offer. Your PowerPro agent will walk you through the process, making sure all your conditions are met and that you understand all the terms in your offer. Utilizing both our experience and our negotiating expertise, we will work with you on the best strategy to not only “win” the offer but to get you the best price and terms possible.
Due Diligence
During the Attorney Review your PowerPro agent will schedule and attend the home inspection. The inspector will test and observe various aspects of the home and provide a detailed report. From there we will work with you to prioritize things that may need repairs or discuss requesting a credit from the seller in lieu of repairs. Your agent will discuss different options available to you.
During this period, your attorney will be reviewing the contract to make sure everything is in order to move forward.
Funding
Any contingencies left after Attorney Review will be satisfied during this final period. If you have a mortgage contingency, meaning you obtained financing for the home, there will be an appraisal process and final loan approval from the lender. Once we receive word from the lender that it is set to fund, we move on to the final closing steps!
Final Steps
Last steps before you are a new homeowner! At this stage, your agent will set up a final walkthrough to confirm repairs have been completed and that the home is ready to move in upon closing. Following the final walkthrough, we head to the closing table to sign final paperwork and receive the keys to your new home! \
